E25 is a private family house. It is not let commercially — there is no price list, no booking page, no nightly rate and nothing to pay. Guests come by personal invitation: friends, family, and business partners we know well.
That is the whole arrangement, and we intend to keep it that way. This page exists so you can see the house before you say yes.
E25 je súkromný rodinný dom. Neprenajíma sa komerčne — nemá cenník, rezervačnú stránku, cenu za noc a neplatí sa nič. Hostia prichádzajú na osobné pozvanie: priatelia, rodina a obchodní partneri, ktorých dobre poznáme.

A heated indoor pool runs the length of the lower floor, with the valley on the other side of the glass. A Finnish sauna at one end, a lounge in between, loungers where the light falls.
It is open every day of the year, at any hour. In your own house there is no closing time.
Vyhrievaný krytý bazén vedie po celej dĺžke spodného podlažia a za sklom je celé údolie. Na jednom konci fínska sauna, medzi tým oddychová zóna a ležadlá tam, kde dopadá svetlo.

A double-height dining hall under a wooden gallery. A salon with a grand piano. A sun-flooded sitting room, and a proper country kitchen you can cook in with ten people in the way.

Seven king-size beds, four single sofa beds and a two-seat couch in the living room: fourteen sleep in proper beds, twenty if you fill everything. Five bedrooms have their own bathroom, and three are self-contained apartments with kitchenettes — which is what lets several families, or several colleagues, share the house without anyone queueing for a shower.
Sedem manželských postelí, štyri jednolôžkové rozkladacie kreslá a dvojmiestna pohovka v obývačke: štrnásť ľudí spí v poriadnych posteliach, dvadsať, ak sa využije všetko. Päť spální má vlastnú kúpeľňu a tri sú samostatné apartmány s kuchynkou — vďaka nim dom zvládne niekoľko rodín či kolegov naraz bez toho, aby sa stálo v rade na sprchu.

A covered, heated terrace runs the whole south face: a table for ten, a sunken lounge, a gas grill and a wood grill, and the valley in front of all of it. Heated means it is usable in February. Below lies the fenced garden — out of sight of anyone, with a second grill spot, a picnic table and lawn enough for a game — and beyond the fence, over 2,000 m² of our own forest.
Po celej južnej strane domu vedie krytá, vyhrievaná terasa: stôl pre desať, zapustené sedenie, plynový aj drevený gril a pred tým celé údolie. Vyhrievaná znamená, že sa dá používať aj vo februári. Pod ňou oplotená záhrada — mimo dohľadu, s druhým grilom, piknikovým stolom a trávnikom, na ktorom sa dá aj hrať — a za plotom vyše 2 000 m² vlastného lesa.

Two resorts, minutes awayDve strediská, pár minút
Two full resorts sit within minutes of the front door — four to one, six to the other — and they are not the same kind of place. Stuhleck is the big one — a thousand metres of vertical and runs over five kilometres long. Semmering is the evening one, floodlit until ten.
Pár minút od dverí sú dve plnohodnotné strediská — štyri minúty k jednému, šesť k druhému — a každé je iné. Stuhleck je to veľké — tisíc metrov prevýšenia a zjazdy dlhšie ako päť kilometrov. Semmering je to večerné, osvetlené do desiatej.

Both resorts make their own snow, so the season holds even in a thin winter. Everything below is within half an hour.

Stuhleck runs from 777 m up to 1,782 m — a thousand metres of vertical, and a single descent of more than five kilometres. Austria’s longest four-seat chairlift, 2.7 km, carries you up in eleven minutes. Snowmaking covers the whole mountain.

Thirteen of Semmering’s fourteen kilometres are floodlit — World Cup lighting, six pistes — every evening from 18:00 to 21:00, and until 22:00 from Thursday to Saturday. Stuhleck lights its Sonnenlift slope and funpark from 17:30 to 20:30.

Semmering’s three-kilometre run is the longest in eastern Austria, cut with tunnels and light effects, and lit in the evening. Stuhleck’s is longer still at five kilometres, with sledges to rent at the mid-station — but it runs by daylight only.

The Spital–Steinhaus–Semmering loop, 9.7 km and free, starts at the Stuhleck car park and passes below the house. For a bigger day, the Wechsel Panoramaloipe holds 116 km of trail that never drops below 1,000 m.

The classic tour climbs the Stuhleck piste from the car park to the summit hut — about a thousand metres of ascent in two and a half hours. A lift ticket is required and the pistes close at 17:00. Three prepared winter walking trails run through the spruce forest.

There is a free ice rink in Steinhaus itself, a short walk down the hill. And when nobody wants to move: the pool, the sauna and the fire, all day. Therme Linsberg Asia is 35 minutes away if you want someone else’s water — adults only, sixteen and over.

At a thousand metres the summers stay civilised — it is reliably cooler up here than in the city you drove from.

Bikepark Semmering puts 18 km of trail down the Hirschenkogel in three grades — singletrail, northshore, jump lines and a slopestyle park, 350 m of vertical. Bikes and body armour are rented on site, and the gondola takes you back up. Mountain carts if the bikes are too much.

Four hours from the village to the summit at 1,782 m, past the Friedrichhütte at 1,307 m. If four hours is not the plan, the toll road from the Pfaffensattel drives you to 1,780 m for five euros and you walk the last stretch to the summit cross.

The Rax cable car — Austria’s first, a hundred years old this year — is 25 minutes away and lifts you to 1,546 m and a plateau of trails. The Schneeberg rack railway climbs to 1,800 m, fifty minutes from the door. Both are proper days out.

The Rax–Schneeberg group holds routes across the whole range of difficulty — the Teufelsbadstubensteig and Alpenvereinssteig at grade B for a first time, the Hans-von-Haid-Steig at D, the Königschusswand at D/E when you want to be honestly frightened.

The Semmering Pass starts at the end of the drive: five kilometres at 3.4 % from Steinhaus to the top. The far side is longer and steeper, and the scenic Adlitzgräben ramp runs beneath the old railway viaducts. Traffic is light — the motorway tunnels underneath.

The Semmering Railway of 1854 was the first mountain railway in the world, and the first to be given World Heritage status: 41 km, sixteen viaducts, fifteen tunnels. A marked footpath follows it — twenty kilometres from Semmering to Payerbach, with the viewpoint that used to be printed on the twenty-schilling note.

There is no bathing lake nearby — that is the one thing this valley does not have. The pool downstairs is heated all year, which is rather the point. If the children want slides, Aqua Nova in Wiener Neustadt is 40 minutes; Stubenbergsee, the warmest lake in Austria, is an hour and a half.

The Hirschenkogel gondola runs daily through high summer for walkers, with a panorama restaurant, an observation tower and a high ropes course at the top. The Sonnwendstein circuit from the pass is 11.5 km and about four hours, and you can ride the gondola down if the legs have had enough.

Getting hereCesta sem
About 145 km door to door: out on the D4, along the A6 and through Burgenland on the S31 and S4, then the A2 and the S6, and off at Spital am Semmering. No city to cross and no border queue. The motorway exit is under a kilometre from the house, the railway station is in the next village, and the bus stops five hundred metres down the road.
Približne 145 km od dverí k dverám: po D4, ďalej po A6 a cez Burgenland po S31 a S4, potom na A2 a S6 a zjazd Spital am Semmering. Žiadne mesto na prejazd, žiadny rad na hranici. Zjazd z diaľnice je necelý kilometer od domu, vlaková stanica v susednej obci a autobus stojí päťsto metrov po ceste.
One thing about winterJedna vec o zime The road up to the house is steep and not always cleared overnight. After fresh snow, snow chains are strongly recommended and a 4×4 makes life easier. If you arrive late and are not sure of it, park at the bottom — the bags can wait until morning. Cesta k domu je strmá a cez noc nie je vždy odhrnutá. Po čerstvom snehu dôrazne odporúčame reťaze a 4×4 uľahčí život. Ak prídete neskoro a nie ste si istí, zaparkujte dole — batožina počká do rána.
